Real Estate Development

Through its partners, IBS is involved in two real estate development projects on the Aegean coast of Turkey. One of these involves the restoration of a village in the Bodrum peninsula and the other the development of a small number of high end villas near Ayvalik. The experience gained in these projects means that IBS is well placed to understand the key issues facing new projects.

Its team includes experts in title and planning issues, architects with specialisation in project development, and consultants skilled in market analysis and feasibility studies. It cooperates with real estate agencies specialising in local markets such as Istanbul, Antalya, or Bodrum.

  • Continuing advisory services to two hedge funds seeking real estate projects in Turkey
  • A market and feasibility study for a major residential development in the Bahcesehir area west of Istanbul.

  • An analysis of the Ankara real estate market for a Turkish contractor to decide on the most profitable use of a 30,000-sqm site. IBS prepared a detailed pre-feasibility study for presenting to financing sources

Tourism

  • Valuing a 12 million sqm coastal site for a European contracting group, reviewing the Supreme Court dossiers on the land, and assisting the group develop and implement its negotiating strategy with the owners
  • A full feasibility study on a 500-bed hotel in Southern Turkey, together with negotiations with tour operators and hotel management groups
  • Consultancy to investors in hotels in Ankara, ‹Istanbul and the South Coast, including support on identifying and negotiating equity and loan finance and on arranging management contracts
  • Legal agency for two British villa developments in the Bodrum area. IBS assisted one developer establish a framework for villa ownership and sales valid under both Turkish and British law. In another, it assisted with land purchase and company development
  • A major study of the opportunities for British investors and consultants. This study covered all aspects of tourism, with an extensive interviewing programme
